I was called out today for a tankless maintenance. Upon arrival Leigh stated that the tankless has been working good and they are really liking it. I descaled the tankless and there was a small amount of iron content in the heat exchanger. There is a peak flow filter on the system but I recommend adding a sediment filter to the home to reduce the amount of sediment coming into the plumbing fixtures and equipment. Cleaned out intake screen and all other proper filters on the tankless. Checked for leaks and the tankless is operating as it should be. While on site Leigh mentioned that her and her husband are thinking about replacing the well tank. I provided options for Leigh and she’d like them emailed so they can talk about it. Overall the tankless is in excellent condition I recommend to have the descale done every year to keep the unit in good condition. All is well upon departure. Thanks for choosing Swick!

We were called out because the electric tankless water heater mounted beneath the kitchen sink was not producing enough hot water. Another concern was that the hot side of the faucet had very low pressure. The low pressure was due to a stop valve being turned way down. This was done in an effort to allow the heater to produce the hottest water it could. The unit was fed by the cold supply which despite the warmer weather, is still very cold. The unit will not heat water this cold and reach the expected level of temperature. I repositioned the piping to allow the unit to draw warm water via the hot water supply. The cooler water within the hot water piping is warm enough to allow full temperature as expected. The whole purpose of the water heater was due to the length of time it would take to get hot water to the kitchen faucet under normal conditions.

I came out to a home at 5801 N Sundell Rd. In Skandia to address some plumbing concerns. Kevin told me that the house was vacant this past winter and the water lines had frozen. The water was shut off since then and some winterization was done 2/5/24. A visual inspection showed that most of the water lines in the home are CPVC, which is very susceptible to freeze damage. There are also some small sections of pex and galvanezized pipe. Drain lines are mainly PVC. One sediment filter is missing the canister and will require repiping to bypass it before pressure testing can be done. There is a well tank in the home that is in poor shape. I found the pressure switch to be in an underground well house near the road. There is also a small pressure tank in the well house. It is unknown if these tanks are in operating condition. The water treatment system is hooked up but it is unknown if it is operable. The water heater is electric and will also not know if this works till we can fill i
